Kore by Imtiaz Dubai. New project from Imtiaz Developments, sitting in the DLRC, Wadi Al Safa 5 area of Dubai. It’s a 17-floor tower, basements are kept for parking and the usual building amenities. Freehold, so actual ownership, not just a long lease. Construction meant to finish around August 2026, handover targeted for December 2028, though these things do slip sometimes.

Apartments look pretty modern, floor-to-ceiling glass, private balconies, interiors that don’t feel outdated. Being in DLRC means shops, supermarkets, and schools are all a short walk or drive; nothing’s really far. What I’d say matters more, though, is Silicon Oasis and Academic City being close; cuts commute time down a lot if you work or study around there. Global Village and IMG Worlds are close too, good if you want somewhere to go on a Friday. There’s also a metro line planned for the area eventually, worth knowing about if resale value is something you care about later.

Facilities and amenities

Nothing too flashy here, just the stuff that actually gets used. Pool’s there. Gym too, so no need to pay for one somewhere else. Green areas for kids and families, better used once it’s not scorching outside, obviously. Basement parking sounds like a small thing until you’re actually living somewhere and realize you don’t want to walk across a hot parking lot every single day. Shops, groceries, parks, schools are all nearby too. For families, this stuff really does add up; most of the day ends up being school runs and errands and getting everyone somewhere on time anyway.

Kore by Imtiaz Dubai Payment Plan

50/50 split. Half through construction stages, the other half when it’s handed over. Pretty standard for Dubai, honestly; nothing unusual about it. Prices are based on whatever’s currently listed by the developer, so double-check with a registered sales channel since these shift around as units get sold off. If you’re actually thinking of buying, work out whether you can handle the construction stage payments first, then sort the rest out before the 2028 deadline. Not complicated, just needs a bit of planning.

Type of Units

Studio:

  • 1-Bedroom Apartments
  • 2-Bedroom Apartments
  • 3-Bedroom Apartments

Open layouts, modern interiors, private balconies, standard stuff for a new build. But go check the actual floor plans and unit mix yourself rather than trusting a general description; what works for someone else might not work for you. Smaller units, room flow, and storage matter more. For families, it’s more about bedroom split and overall space. Balcony’s nice too, extra room basically, good during the cooler months especially. And light matters more than people realize; honestly, a bright unit changes how you’d even set up furniture in it.

Investors think about this differently than someone buying to actually live there. They’re mostly asking what a tenant wants and how easy it’d be to rent out or sell down the line. End users care more about storage, light, parking, and how close it is to school or work. DLRC works for a mix of buyer types either way, but what you’d earn renting it out depends on the unit, the going rate, what else is competing nearby, and how the market’s doing that particular year. Worth looking at a few units and comparing before settling on one.

Master Plan

The tower sits above a parking podium, so parking and building services stay below the actual living floors. Keeps vehicles out of the residential areas mostly, a bit more organized that way. Beyond the building itself, DLRC as a whole connects to transport, shops, parks, services people actually use day to day. Worth checking entry and exit points, how the lifts are set up, parking circulation, when you’re actually inspecting the place. Walking routes and visitor access matter too, especially with kids or guests coming often. Good layout’s one thing, but how easy it is to actually move through the building matters just as much.

Floor Plan

Size on paper doesn’t really say much, it’s the layout that decides if a place feels good day to day. Ideally the entrance flows into the living room, then kitchen, then bedrooms; nothing weird or roundabout about it. A layout that’s actually been thought through makes movement easier, and decent storage keeps it from feeling messy. Bigger windows, more light. Balcony connects the inside to something outside, makes even a smaller apartment feel less boxed in. Families usually want more private bedrooms; someone working from home occasionally might want a quiet corner for a small desk setup.

Why Invest in Kore by Imtiaz Dubai

From an investment angle, Kore’s got a few things going for it, mainly the DLRC location being close to Silicon Oasis and Academic City, areas that are already fairly developed. The metro line coming eventually helps too, longer term at least. Rental demand, though, really comes down to unit type, service charges, where exactly the unit sits, and what else is competing for the same tenants. Better to compare expected rent against the full cost of holding the property and how long you’d actually keep it, rather than just going off headline numbers. Owning here can also help with a UAE Golden Visa application if you qualify. At the end of the day, it’s rental demand and how flexible the resale and purchase terms are that really decide whether it’s worth it.
