Luminous Coastal Living is Green Horizon Development’s project on Island A, part of Dubai Islands, and honestly it’s small by design. There’s just one building with 63 apartments spread across 11 floors. Some people simply call it Lumea, and that name comes up quite often. Because there are so few units, the whole place feels quieter than your typical waterfront community. Most importantly, most homes enjoy sea views thanks to the glass-heavy design and open layouts. As a result, natural light fills the apartments for most of the day, and that part actually surprised me. On top of that, the apartments come fully furnished with Miele and Bosch appliances already fitted in. So, you’re not scrambling to furnish the place after handover.

Green Horizon has kept the layouts practical, while the finishes still feel durable enough for everyday use. Construction started in late 2025, and completion is expected in Q1 2028. Luminous Coastal Living facilities were built for people who actually stay home a lot, not just people passing through. For starters, there’s a rooftop infinity pool overlooking the Gulf, and the beach is only a short walk away. Plus, the landscaped paths make morning walks easy, at least before it gets too hot.There’s fitness areas, outdoor yoga, and a couple of quiet spots for meditation in the evening too. They’ve even got an outdoor cinema for the cooler months. Concierge takes care of the day-to-day stuff, basement parking keeps your car out of the sun all year. Security’s on all day. The whole place feels relaxed, doesn’t get that busy, crowded feel some developments have.

Island A connects to mainland Dubai directly through the Palm Deira Bridge. Al Khaleej Street and Sheikh Zayed Road get you across town without any long detours. The airport’s a comfortable drive too, good if you travel a lot. Old Deira’s is right there for shopping, restaurants, and the local markets. Nakheel’s still building out more retail, waterfront spots, entertainment areas across Dubai Islands generally. Errands should get easier the more shops open up nearby. The area still feels pretty peaceful overall, which is usually exactly what people buying waterfront are looking for.

Luminous Coastal Living Payment Plan

Payment plan’s pretty simple here. Prices start at around AED 1.58 million, although they go up depending on the unit size and view. To begin with, you pay 10% to book. Then, another 25% is split across four construction stages. Finally, the remaining 65% is due at handover in Q1 2028. As a result, it works well if you’d rather spread the cost out than pay everything upfront. Plus, waterfront units like these usually hold their value well, especially with such a limited number of homes overall.

Three-bedrooms go up to around 2,501 square feet, with maid’s rooms and proper sea views. Families tend to like the bigger living spaces and how the bedrooms are separated. Investors usually go for the one- and two-beds, rental demand stays fairly consistent around waterfront areas like this one. Plenty of choice depending on what you actually need. 

Master Plan

Master plan’s kept simple, no giant residential blocks crammed in. Just one mid-rise building on Island A, with open space left around it instead of maxing out every corner. Walking paths take you to the waterfront, the landscaped areas, shared amenities, none of it too far off. Getting in and out by car is straightforward, basement parking keeps traffic away from the main entrance. Rooftop’s really the social spot here, that infinity pool and the views make it work. Getting around the project overall feels easy. You can walk from the lobby to the beach without crossing any busy roads. That quiet feeling stays with you once you’ve spent even a little time there.

Floor Plan

Layout flows naturally. You walk in and you’re straight into the living and dining space. From there, the kitchen connects well without cutting into the main room, making cooking easier day to day. Meanwhile, the bedrooms sit further back for extra privacy, and the balconies open up to sea views in most units.
