Then, I stumbled upon Avana Residences by DECA Properties recently, which is a boutique project in JVC District 10 and will be completed by Q4 2027. So, only 167 freehold apartments in the entire building, which is actually less crowded than most JVC developments. The design is basement, ground floor, podium, four floors for residences, and finally a rooftop leisure deck on top of all that.
Design and Architecture
The originality of the design is what really caught my eye first. It is inspired by the sea, and, while the typical square, straight, boxy blocks that are featured so much in the world of JVC, there is now a series of curves running through the entire structure. Step inside and you will find floor-to-ceiling windows, built-in wardrobes, Bosch kitchen appliances, as well as Grohe and Villeroy & Boch fittings in the bathroom. Location and Connectivity
From a location point of view, it’s really convenient; JSS International School is literally right next door, Circle Mall is just a short drive and both Al Khail Road and Sheikh Mohammed bin Zayed Road are within reach. I’d still say drive it yourself during actual peak hours before assuming anything, though; JVC traffic can surprise you.

There’s a good amount packed in here, especially if you’ve got kids. There’s the Octopus Adventure Zone, a marine-themed play area with splash features and safe flooring, and a separate pool just for children. The adults-only area has an adult pool, adult cabanas and BBQ areas along with an outdoor cinema. Continue to the rooftop, where there is a yoga/mindfulness deck and a lounge with a bar. For fitness buffs, there’s an indoor gym, a padel court and multipurpose sports courts as well! Smart home automation is built into every unit, and there’s 24/7 concierge and lobby coverage. Parking details aren’t fully nailed down yet, so I’d confirm that directly with the developer, and honestly it’s worth walking through how the amenity areas connect during an actual viewing.

Being in Jumeirah Village Circle District 10 means JSS International School is right beside the building, and Circle Mall is just a short drive off. That’s a real plus if you’ve got kids, as the school run becomes much simpler. However, I’d still time that drive myself rather than take it for granted. In addition, Al Khail Road and Sheikh Mohammed Bin Zayed Road are both accessible from here, which helps when getting around the wider city. Meanwhile, supermarkets, clinics, and parks are scattered nearby, so day-to-day errands don’t take much effort. However, traffic can shift quite a bit throughout the day. Therefore, I’d suggest doing the drive once in the morning and again later in the day before making a decision.

Studio apartments begin at AED 740,000; 1 beds at AED 1 million; and 2 beds at AED 1.64 million. The confirmed payment structure is 70/30. First, buyers pay 60% during construction. Then, they pay another 10% at handover in Q4 2027. After that, the remaining 30% is spread over two years after handover. As a result, this extended payment period can be genuinely useful if you’re managing your cash flow beyond completion. That said, I wouldn’t just take the payment structure at face value; it’s worth running your own numbers against realistic rent, service charges, and possible vacancy periods. Read the SPA closely for exact installment dates and post-handover terms, and compare it against similar rents and unit sizes nearby before you commit to anything.

Studios here run 373 to 496 sq ft, 1 bedrooms 635 to 788 sq ft, and 2 bedrooms 1,066 to 1,350 sq ft, a solid jump in size at each level. Built-in wardrobes handle storage while the floors to ceiling windows help keep interiors illuminated. Open-plan kitchens are standard on the 1-bedroom units and a small number of homes throughout the range have those private plunge pools in the balcony, as I mentioned.
From an investment angle, each size tends to pull a different kind of tenant. Singles tend to prefer the studios, couples the 1 bedroom, and families almost exclusively the 2 bedrooms. Balcony space in Dubai is quite valuable and appreciated more than people realize, particularly during the cooler winter months. In addition, the Bosch appliances and Grohe or Villeroy & Boch fittings add a good level of quality. However, I would still check the specific unit schedule, as finishes may vary slightly between apartments. It’s a fairly compact, boutique layout overall: basement, ground floor, podium, four residential floors, then the rooftop deck on top. Shared spaces sit across the podium and rooftop while the apartments stack above. I’d pay attention to how residents actually move between parking, the lobby, and their unit. The Family areas, the pools, and sports facilities should all be easy to get to no awkward cutting through the residential corridors. And the rooftop? That adds a whole extra level of leisure, sitting right above the main living floors with its lounge, bar, and yoga space.
Pedestrian access and how visitors get in matters here too, particularly for privacy around the lower level amenities. Honestly, the actual site plan tells you more about parking flow and internal circulation than any brochure ever will.
Floor Plan
The floor-to-ceiling windows allow plenty of natural light, whereas the built in wardrobes are very functional. The 1 bedroom units have an open plan kitchen and easily flow into the living room, making things simple and easy. I would then consider where the bedrooms would be placed, access to the bathroom and storage space available. Balconies aren’t just for looking outside of. The premium units with plunge pools deserve a closer look at how that outdoor space is laid out. Bosch appliances and the Grohe and Villeroy & Boch fittings are specified throughout, but honestly, picturing where your sofa, dining table, and wardrobes would actually sit tells you far more about livability than any spec list does.

For rental potential, I’d weigh demand across studios, 1 bedrooms, and 2 bedrooms separately, then factor in service charges, vacancy, and ongoing ownership costs. Resale value will really come down to market conditions and buyer appetite closer to completion, and ROI is something each buyer needs to work out for themselves based on their own numbers. Still, that post handover payment structure gives investors real flexibility with their capital, which I think is worth factoring in.
